If you are currently using our Let and Legal Setup service it is essential that you register with one of the three Government authorised schemes. We will not release the tenancy deposit to you until we receive written confirmation and registration details for your chosen scheme. As Agents we have to provide the tenant with details of how their deposit is being protected within 14 days of collecting the deposit.
Bristol Inventories
As part of the new tenancy deposit legislation it is now strongly recommended that all Landlords protect their property and their rights to a fair resolution in the event of any deposit dispute by using a professional inventory company or clerk to draw up an inventory and co-ordinating the signing of this document by the tenants. There are severe penalties for Landlords and Agents who do not comply with the new Law including the Landlord being ordered to repay three times the amount of the deposit to the tenant, and the removal of the Landlord’s right to repossess the property at the end of the tenancy.
NEW PART-MANAGEMENT SERVICE
In order to help our Landlords comply with the new regulations we have introduced a new Management Service. This is a Part-Management service and includes us carrying out the check in, quarterly inspections and the check out of the property as well as collecting the rent and forwarding the Landlord and holding the tenancy deposit as stakeholder protected through the TDS. The key difference between this and our Full Management service is that the Landlord will be responsible for all property maintenance and emergency call out and repairs.
