Senior Lettings Negotiator
An exciting and challenging role within our busy Clifton based Letting Agency. We are a privately owned and run Letting Agency situated in Clifton Village, Bristol, members of ARLA and other professional bodies. Our Lettings portfolio is split approximately 50% student property; 50% professional property. The majority of our properties are located in the most expensive areas of Bristol and our Landlords expect a high level of service.
The successful applicant will probably already be working in the industry and have one or more years experience. They should have strong communication skills and a confident, outgoing and positive nature. Must also be a team player and be happy to work closely with a group of 4 – 6 others.
Organisational and time management skills are essential as the role will involve organising your own diary and appointments, plus associated administration. There will be ongoing liaison with Landlords and Tenants, plus others in the property industry particularly new build development sales staff.
Candidates must possess a professional attitude to work including smart dress code and be well spoken.
Essential attributes: good IT skills, previous experience of customer service including phone sales, preferred experience of property letting, management or sales; candidate should preferably have a degree and thus spent time themselves through the general university structures and accommodation; local knowledge useful but not essential, previous lettings experience useful but not essential. Full and clean driving licence essential (3 points on license ok but no more!).
Job description
Carrying out the valuation, marketing and general lettings process, liaising with the Sales Director (Sally Foot), and other staff where necessary
- Arranging and attending viewing,( or supervising others to do so)
- Negotiating lettings by discussion with both Landlord and Tenant. Working to targets of view to let ratios and lets achieved per month
- Establishing links and developing new business with Landlords, property investors, and builders/ property developers (under the supervision of the Sales Director)
- Responsibility for advertising and window displays
- Promoting the services of Clifton Property Services Ltd.
- Dealing with tenant and landlord enquiries both face to face, over the phone and by email
- Ensuring that suitable communication is kept with all Landlords
- Keeping an accurate record of all developments and promptly advising management of any problems
- Entering data onto any computer programme relevant to the work and assisting with other administrative work as and when required
Salary and Benefits
Basic salary of in the range of £15,000 - £19,000pa + commission (after probationary period); plus company car or use of pool car for all office use. Constant in house training will be available plus attendance on industry related specialist training course run by ARLA, NAEA and others. In particular as the Company is an ARLA member; the successful candidate will be encouraged to undergo training for the ARLA competency test and Members exam if not already taken.
Location and Hours.
The job is based in at 150 Whiteladies Rd, Clifton, Bristol – a prominent corner position shop with seating for 6 people plus additional office space. The interior space has undergone complete refurbishment by us when we moved into the premises last summer.
Hours of work are 9 – 6 Monday to Friday. The offices are open from 10 – 4 on Saturdays. Senior Negotiators are expected to work occasion Saturdays to these hours if required.
There is an initial leave allowance of 20 days plus all Bank Holidays, rising to 22 after the first twelve months if targets are met. .
