The Letting Process

Please see our guide CPSL guide to house hunting students to help you get started in the house hunting process. If you decide to take a property introduced to you by CPSL then the following procedure will be followed:

1. View our properties on the web site and call us on 0117 974 3233
2. Alternatively register your interest in our properties by emailing students@cpsl.uk.com
3. If you mail us then you will be mailed a list of all our student property giving brief detail such as number of bedrooms, price and location
4. By registering with us by email you are not committing yourself to anything
5. Choose the properties that you would like to view and phone or mail us to arrange a viewing. We will ask you to gather as many of your group as possible for the viewing
6. When you find a property that you would like to reserve, contact us. you will be asked to pay our Agency Fee of 30% of one months rent + VAT in order to make the reservation.  You will also be asked to complete various forms, some of which need to go to your parents or whoever is acting as guarantor, see Information for Parent Guarantors. ALL OUR FORMS & TENANCY AGREEMENTS CAN BE EMAILED TO YOU OR YOUR PARENTS ON REQUEST
7. You will have to pay the Deposit in full within ONE WEEK or the property may be returned to the market
8. You will be given the tenancy agreement to take away and read (and obtain legal advice should you require it) and then an appointment will be made for ALL MEMBERS OF the group to come into the office and sign the agreement. You may loose the property if you fail to meet this appointment without telling us
9. The first months rent (for July 2007) will be due in May 07
10. Move in. On July 1st you will be given a time to ‘check in’ to your property, receive keys, go through the inventory and take meter readings etc. (managed properties only)
11. All further rent payments will be made by monthly standing order unless otherwise agreed
12. Your Deposit will be held in our secure Clients Account gaining no interest throughout the year. We will be joining the ARLA Tenancy Deposit Scheme in order to completely secure your deposit money held with us.
