Safety Matters
As an agency we are constantly appraising our safety and security both within our rented properties and in advice given to our student clients.
Our Properties
All our properties are above the legal standard of safety required for rented property. Our bigger student houses are Licensed HMO’s, and thus are listed and inspected by Bristol City Council. Most are also registered with the accreditation process with Bristol Coty Council in conjunction with all three Universities.
All our properties have a valid gas safety certificate which is supplied to tenants at Check In and is also available on request. Any subsequent certificates are copied to tenants. The gas safety check is carried out by qualified and checked CORGI registered engineer. The properties are also inspected by qualified electricians and plumbers.
All the furnishings within our properties complies with The furniture (Fire) (Safety) Regulations which came into force in 1988.
Smoke detectors - all new homes built since June 1992 must be fitted with mains operated smoke detectors on each floor of the building. There are currently no specific statutory regulations relating to the provision of smoke detectors in older buildings. We recommend that battery operated smoke detectors be fitted to stairways and halls. Our larger properties are covered under seperate legislation and are fitted with mains operated fire alarms which are annually certified along with emergency lighting.
Personal Safety and Security
Our houses are fitted with suitable and adequate locks and, in some cases, security alarms. We urge our tenants to familiarise themselves with the security available to them and ensure that it is properly used.
Personal safety should always be a big consideration especially for those who have just left home. Bristol University offer helpful advice on their web site and we would encourage students to read this.
